How about exciting the future residents by requiring drug tests for all occupants prior to their move in date and then random drug tests periodically?
How about exciting the future residents by requiring all of them, who are physically able, to perform the lawn care and building maintenance?
How about exciting the future residents with a "no tolerance" policy. Deface or damage the property -- out you go. Convicted of any offense other than a minor traffic violation -- out you go.
Drive a high end luxury car or SUV, do not even apply. If you move one onto the property, out you go.
