Charlotte ZIP code ranks as North Carolina’s strongest buyer’s housing market

CHARLOTTE, NC (WWAY) — A new ConsumerAffairs analysis ranks a Charlotte ZIP code as the strongest buyer’s housing market in North Carolina.

The report found ZIP code 28202 gave buyers more negotiating leverage than other areas analyzed in the state. From April through June, just 3.3% of homes there sold above their asking price, compared with a national average of 23.5%.

Homes in the ZIP code sold for an average of 96% of their list price, compared with 98% nationally, according to the report. They also spent a median of 92 days on the market, well above the national median of 60 days.

Longer listing times and fewer homes selling above asking price can give buyers more opportunity to negotiate.

ConsumerAffairs analyzed more than 6,000 ZIP codes nationwide using housing data from April through June 2026. The study considered factors including months of housing supply, sale-to-list price ratios, the percentage of homes selling above list price, median days on the market and the share of listings with price reductions.

The analysis was limited to ZIP codes with at least 50 home sales during the three-month period and located in metropolitan areas with at least 150,000 residents.

The study found buyer-friendly markets were particularly concentrated in the South, which accounted for 38 of the 50 strongest buyer’s markets nationwide.

Nationally, Miami’s 33130 ZIP code ranked as the strongest market for buyers, while Rochester, New York’s 14616 ZIP code ranked as the strongest for sellers.
