Second public hearing for residents to oppose rezoning plan for Carolina Shores Golf Course

CAROLINA SHORES, NC (WWAY)– Residents in Carolina Shores are voicing strong concerns over plans to rezone the local golf course.

The Carolina shores Golf and Country club closed in November of 2024. After closing, the property owner proposed a major redevelopment of the site, a plan that would replace the former golf course with 120 single-family homes. Ever since then, many residents surrounding the golf course have complained about the proposed plan, many claiming it would bring heavy traffic, and cause major flooding issues.

On Tuesday, dozens of residents questioned Phillipe Bureau, the owner of the course, about the plan. The residents were not able to question the engineers on Tuesday, as they did not show up.

On Friday, a second hearing was made so that the residents could ask engineers from G3 Engineering about anything else they were wondering about.

One resident stood up to the poll to ask the engineers about stormwater. “Show us on the map and explain to us how that stormwater is going to discharge and where it is going to go.”

One of the engineers responded with a statement. “I can speak to that. The golf course and the existing residence were built some time ago. The standards that were in play then were non-existent, compared to what we have designed today.”

In that meeting, one resident asked if any new sewage systems would be installed for the new homes. Bureau gave some news that disappointed many residents.

“The sewer system will tie into the existing sewer system”, said Bureau. That left many residents frustrated, as some believe the sewer system will not be sufficient for their water needs with the new homes that will be built.

The proposed development will go up to the Carolina Shores Planning Board next Wednesday, where town leaders will vote on the re-zoning plan.
